On the 4th Monday of each August, the Benton County Collector offers real estate with two or more years of delinquent taxes at auction in accordance with Chapter 140 of the Revised Statutes of Missouri. The yearly tax sale encourages development of unused property and ensures that taxing districts receive as much of their expected revenue as possible. The auction will be held on the front courtyard of the Benton County Courthouse in downtown Warsaw, MO.

If you are the winning bidder, you will receive a Certificate of Purchase which serves as a tax lien on the property and entitles you to a Collector's Deed after a waiting period has elapsed and you have fulfilled all of the requirements in Section 140.405 of the Revised Statutes of Missouri. At any time during the waiting period, the original owner can redeem their property and you will receive a full refund with interest.

Getting Started

Missouri Residents

If you are at least 18 years old and a full-time Missouri resident, or represent a Missouri-based organization, all you need to do is submit a bidder registration form. You can also register at the Collector's Office on the day of the sale.

Non-residents

If you are not a Missouri resident, you need to appoint a resident of Benton County who can bid on your behalf. Your agent will be responsible for completing the steps necessary to get a Collector's Deed, which they can then quit-claim to you.
